Where the water leads.
A Planned Community is Quietly Taking Shape
Originally conceived as the Sandy Point Marina and North Caicos Yacht Club, this landmark canal-front development was established in 1999 by visionary builder Dale Piergiovanni, whose work helped shape much of Parrot Cay. The project introduced one of North Caicos’ first thoughtfully planned waterfront residential communities, establishing a foundation for the area’s future growth and potential.
In 2025, the project entered a new chapter. A group of experienced Turks & Caicos developers acquired more than 55 acres of canal-front property and reimagined the future of the community under a new identity: The Channels.
Positioned at the forefront of North Caicos’ next wave of luxury growth, The Channels represents a rare opportunity to own within a limited collection of marina-front homesites in a market increasingly constrained by inventory and rising values in Providenciales. With renewed vision and a carefully conceived master plan, The Channels is poised to become one of the most compelling waterfront investment opportunities in the Turks & Caicos Islands.
The Philosophy
The Channels is rooted in a quieter vision of luxury — one defined not by density or excess, but by space, nature, and connection to place.
Inspired by the winding waterways and mangrove channels of North Caicos, the community is designed to feel calm, grounded, and intentionally understated. It is a destination for those seeking authenticity, privacy, and long-term value within one of the Caribbean’s last truly undiscovered waterfront landscapes.
The Geography
The Channels sits on the northwestern tip of North Caicos within the neighbourhood of Sandy Point — directly across the channel from COMO Parrot Cay, and a short boat-ride from the calm, shallow flats that have always defined this part of the islands.
North Caicos is accessible from Providenciales via a 20-minute ferry ride or private boat trip, or a 15-minute flight.
